We have seen tenants without electricity do crazy things, like: use candles for light (resulting in burns to kitchen cabinets, candle wax in carpet, and removal of beeping smoke alarms); run an extension cord from a neighbor's patio to a power strip in which they plugged in more extension cords to lamps, the refrigerator and the gas stove (for the digital display).

I may have heard of digital apts/houses for rent postings that ask questions and only respond via anonymous e-mail to people that answer the questions.

I prefer raise since i get the cards usually within 2 to 60 minutes and they are digital so i can print them out, show them on phone, or use them online. there you can save usually another 6-8%..which gets you up to 8-10% after you take into account credit card savings...

Nashville is seeing appreciation of your comps in double digits during rehabs in some cases.  

The advice from the HVAC Guy that put the boiler in, was to leave the old manual T-Stat, because if a tenant moves out at midnight in January, the heat will still work, because they dont require batteries, like the digital ones do.
