The realtor mentioned it may not be able to be financed with a traditional lender so I'm concerned about how much damage it may have but I'll be taking a look at it tomorrow to try and get an idea.

I have explored getting a traditional 7year loan on the property at 4-7%; but a commercial banker has recently suggested getting a CD and taking a loan against it at 2-3% while earning close to 1.5% on the secured funds.
