When you were talking about starting a broad drip email, do you mean sending/automating out emails to different realtors?

As our economy further automates and modernizes, CO will be a great place to find talent, and it's still much cheaper than east or west coasts.

People think they can bring in sweat equity/time but larger multifamily is so automated with various teams already doing the work that there is little value in doing things yourself (ie. rehab, self manage, etc.).

I would rather automate other parts of my job to free up time for interviews to save myself the headache of dealing with idiots.Hope that helps!

Even the automated systems cannot account for things like customer service, what kind of experience you are bringing guests, review status, etc. 

If you could self manage by automating your checkin with a smart lock then you could improve your numbers drastically.Also you keep mentioning tax free.

They will also effectively utilize the labor of others and systematize/automate all processes.It is at least a business that will have rapidly growing demand in the coming years that will be less cyclical than some other aspects of RE that depends on adequate inventory, price cycle, economic cycles, etc.
