We are a young family (2 kids) so good public schools in a nice safe area is important.

Hard working and very nice.

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

But it's nice anyway because it gives them notice that they don't need to freak out and plan to move out every year because the lease might change and need a complete re-evaluation. 

My house is really clear and nice, my friends and family members are nice too when they visit me in my house.

A second bathroom sounds nice but maybe the need for your market is a fourth bedroom.

It isn’t all 🌽 and beans here, but there’s a thriving millennial market, aided by the population/demand of Drake University, Iowa State University, DMACC, Grand View, and Central College students, insurance market (one of the largest in nation, as seen in population of actuaries here, and Drake churns our pharmacists like no other due to their 6 year program), and the building of Facebook, Apple and Microsoft server centers around here due to nice tax breaks.

You're going to need to be sending a lot of post cards consistently if you want to be effective with direct mail.

But you're going to need to find a way to market yourself as valuable to that parnter...
