I've come across a lot of want to be Investors whom have wasted my time. :-)

From the pictures, it looks as though there was some water damage nearly halfway up the wall.

I think 500 dollars is a good number to market with every month, but ultimately I came to the conclusion that we live in a time where you can tell people exactly what you want or expect so that way your dont waste either parties time. 

I've been a wall flower on the site for a little while, reading blogs, forums, listening to the podcasts.

There were holes in most of the walls and in the ceiling, the basement was unfinished and there was literally just dirt down there.

That structure may require concrete and a rat wall.

They will not be in a closet but may be separated by a 4 feet wall on the side.The reason I am asking is that there are already all connections available if I keep the washer/dryer location same but then it is in the master bath.The alternate design is to move washer/dryer to a side, in a closet and be totally separated with master bath but then it will cost more as I will have to pay for extra plumbing/electrical and vent.any ideas?

Trying to tie up the property only to negotiate on it may be only time wasted. 

Want the wrong tenants, well, that's easy.Knowing where they move to if they skip the rent - waste of time and will simply wind you up.
