@Jacob Beg We removed a gas insert type fireplace and put in an electric fireplace, one of those long rectangular ones that have glass looking embers that change colors via remote control.

@Steven Jones I do t have advice you are looking for, but if you are doing Standard Fannie/Freddie financing another lender can use the appraisals with documentation it was ordered in compliance with AIR (appraisal independence requirements) proof paid for, color copy or appraisal and the Appraisal in a cal format.

Use good tile, use larger tile with smaller grout lines and the grout color should be the lightest color of the tile.Make sure the tile is not slippery, may have a little roughness in it and also that will be a little forgiving when the tenant spills coffee and food all over it.
