One big advantage of a seller financed note is that, in the future, you can try and negotiate a lower payoff amount If they owe what its worth, you don't get that extra bonus in the future.

I was hope if anyone would be kind and provide some honest insight of cost of building a two bedroom , cabin with kitchen , bath using sustainable material possible .

That being said, the future (especially regarding markets) is extremely tricky to predict.

Currently with the 179K price and 1700 future rents, it still shows a negative cash flow.
