I've heard stories as well of Sheriff Sales being like the wild wild west at times (the big players bidding up properties just to keep the new players out of contention) but haven't experienced anything like that first hand.

Crowdfunding makes real estate easily accessible, however, in regard to institutional/syndicated real estate investments, the advice of an expert who works in the industry every day, knows all the players and their track records, and performs due diligence on each offering is a great benefit to you and comes to you at no cost.

If a borrower can't cut the deal with a bank or broker, I would not get involved.Same holds true for these investors trying to buy as investments, if they came to you, they are weak players, not at all like residential where there is a much stronger market.

In MA it will take about 4 years to get your money back:- Federal Tax credit 30% (year 1)- SREC - in MA cash flow is equal to 100% of the cost of the system spread out over first 6 years- Accelerated depreciation (deduct 50% first year, and 9% for 4 years their after)- Electricity price - depends on your local rates- Also very low maintenance.When deciding between the companies I would try to get referrals, also I went with a national player Sungevity - they offered better pricing and guarantees of production ( big guys are more likely to stick around)Hope it helps
