So far, all of my deals have been privately financed.

Before I bought this one, I had a conversation with him about the area and rent.  

I told him I can purchase the property as is, no need to fix anything. he told me he can't sell the property with that type of problem. im not sure if it has something to do with legal issues or if he just does not want to sell until he fixes that himself. the conversation didn't gave me the opportunity to ask this question at that moment.

But the conversation was so unexpected that I didn’t have the numbers with me.)Part of me wants to tell him to hit the road.

Buyers agent has conversation with LA to go over details and then submits buyers offer.

Best advice on here is to keep stepping foot into group conversations and meeting people, rather than just the lone wolf studying.
