I've looked at several properties in Madison and I'm not sure I'd be betting on the neighborhood turning quickly.  

Your best bet may be to start with a smaller property depending on your current cash situation.

For me, that means buying in Atlanta, until I move or get a whole lot smarter.I bet there is a deal to be had within an hour drive of your current location.

Second, astute investors are betting that the very vast majority of people who have wanted to buy a house over the last 5 years, have bought a house.

That would honestly be used the most I bet.

In sum, more "good government" driving up the cost of living on the poor and middle classes, to the benefit of the ruling class.  

I'll bet that your 14 page lease is all about your rights. and very little about the tenant's. 

And for loans 2-4, I'd bet the number is 95%+.
