If it goes legal in Florida, you should find it's not at all a "gateway" drug but simply be concerned about what they're smoking (rolled up in paper or vape pen?) 

No recourse that won't cost you more than the $10k "paper gain" to recoup than you think you could have earned on the deal.

READ the papers from the transaction - - for a rental You should have an ESTOPPLE for each unit. 

On paper the BRRRR strategy seems like a great opportunity to get cash flow and equity relatively fast with the right deals.

Writing them yourself keeps the cost to postage paper and envelopes.

I'd like to organize all of these different rates and numbers...costs...etc on paper 

It's a lesson in always creating a paper trail and getting everything signed and in writing.
