What I mean by this is don't get too complicated with taking on a massive remodel or taking on a speculative area. 

Should have listened to Buffet and 'set it and forget it'

Storage rents are high and the city next store recently lifted a moratorium on self storage because of the influx and massive growth.

There might be no net cash flow and I am hoping no massive capital expenditure in the coming years.I am interested to know the opinions of actual Investors and leverage collective wisdom.

Warren Buffet has had a good strategy...invest in what you know.One thing to consider is that you are dealing with someone who didn't pay their bills and take care of business in the first place.

MLS, it was actually listed for $145,000 originally and I offered $100,000 to start purchasing at $118,500 but still needing a massive amount of work.

I assumed you were looking at the boarded up 3 flats for 40K and they tell you its cosmetic repair only and someone tells you you can get $1500 a month with section 8....and the numbers look massive.
