You lose the deposit even if you have a legit inspection and find actual real undisclosed issues.  2) If he does end up selling it to someone for more like $50K he instantly has the reputation of bringing overpriced crap deals to you hoping to make a big spread and not caring about his end buyers.  3) The only way to sell it at that price is to find someone that is naive and to pull one over on them.
