Managing a rental property is challenging enough when done by just one person; it would have to be nearly impossible performed by a four-way committee of inexperienced landlords.

It's impossible for the seller's agent to also have your best financial interests in mind as the buyer if they already have the seller's best interests in mind, first. 

I’m not saying impossible, but I am saying very hard especially from a distance.Putting your trust in someone else to verify the property is an “investment” seems very risky here because the majority of the agents/wholesalers do not know how to judge a property based on actual work it will need.

@Jackson ClementThe difficulty with getting a loan first is the best BRRRR projects are distressed so financing can be challenging, but not impossible.  

Again, it's not impossible but I'd recommend taking on something with cosmetic fixes (i.e. painting, flooring) before I jumped into a house fire renovation. 

If it is original it is very old and outdated, making repairs impossible.

With the pandemic and stay-at-home orders, it just impossible for food trucks to survive, and many won’t.

That recessed stove is fire hazard ... and darn near impossible to cook on!
