These houses are still settling and the engineered works better.LVT for the basement areas due to the moisture issues that can occur.Carpeting the steps from first floor to second does help with noise reduction.

While being a Landlord has been a grind at times, we’ve used our Tenant’s rent money to significantly pay down our mortgages, benefited from all the great tax benefits real estate provides, and have seen some nice appreciation with most of our homes.The bottom line is that we could have never achieved this kind of success without leverage.

@Mike Krog  welcome as a HML you probably have the basic tips worked out and don't need beginner training.. other wise you would not be lending :)  you will find a lot of HML questions here and a lot of white noise were the newer investors could really use a does of reality when it comes to what it takes to get a HML...

Roof mounted MIGHT sound like big humming noise on the entire top floor whenever the units are on.No way to tell ahead of time.Cages on ground units, keep inquisitive hands off the units.In some areas the roofs are alive (and dead) with people.I know a man that was evicting renters (w/o court approval, self-help tough guy eviction) for being on the roof, he went up there himself when he caught them up there, they left and he fell off and died.Next owner same building, different renters, same scenario, same ending.You see, there was easy access to the roof, via windows over a porch roof from one of the units, and that units renters used the easy access to extend their living space (to the obviously dangerous roof).
