I'm assuming that meant the VA loan, but if that is the case are you just running these numbers for when you vacate it eventually?

I have missed the last two due to vacation and personal obligations, but always try to make it there to meet people, share ideas, and have a drink or two amongst like minded people. 

I don’t think that billing them in the next rent payment, them not being able to pay it, then giving them notice to pay or vacate sounds right.  

I enjoy making things work with leveraging other peoples money, effort and stuff.

You mentioned vacation rentals - for that, you have to be very careful.

He has a lease with a 30 day notice to vacate, month to month.
