As much as you can outsource activities, there are many decisions which will either enhance or destroy the returns.

I would assume it's not a good strategy because DTI is one thing but your utilization rate on your credit will also sky rocket if you use CC and small LOC to fund your deals, which in turn, will destroy your credit score. 

If you take over a multifamily property and somehow lower the Net Operating Income then you will destroy value and cash flow. 

Reputation - I have seen one gas station owner destroy his business by letting a tenant sell gas at $1.50/gallon above all of the area competition. 

Now, if they knock holes in the wall or destroy the screens and mini blinds (they always do on those last two), then you charge them for them.

Also, in theory, they will take better care of the unit because they can loose their sect 8 privileges if they destroy the place.

I have heard a lot of horror stories about them destroying the property or stealing everything they can out of them.
