Make sure your neighbor around the block isn't $200 more or less than you, don't assume that you can only charge X because it is 1/3 of the average pay in your area, etc.

It was going to be a rental at first but a property sold in the next block really fast so I took a chance.

The properties are blocks from the many amenities of the area.  

I'm not sure that a block deal for 9 homes is such a great deal when, even if Zillow is slightly low at average of $165,000 per (and it may be high), it sounds like you're basically a roof and a heat system replacement away per unit from full retail, and then you're saying the owner basically wants as-is but gets near top dollar for each one. 

Looking for an advice on the most effective and efficient way to block up an old basement window.

I am in the power position as MY Properties are the best kept on the block, the rents more than fair and the rental demand is HIGH!  

We knew the area the property was located in & it was located just 2 blocks away from the local elementary.

It’s unfortunate and funny how just a couple blocks over it’s not nearly as bad.
