Hey you guys so I'm new to this and hope I'm posting in the correct spot but I'm just about a week away from sending my letters and postcards out and trying to find out the best phone system to use.  

First I have heard getting the letter.

I know the area well enough to know the neighborhoods can change almost on a block by block basis from good to not so good.So far I have created a list with the help of a realtor of a few properties that I'm going to see this coming weekend.

So far, I've sent out truly hand written yellow letters, just launched a postcard campaign using Every Door Direct Mail from the post office, setup two different websites and associated google adwords campaigns, and I also got 1 lead from my car magnet.  

Locally, I know I could get this done for you with a really good "special circumstance" letter.

I would think there would be a certified letter to prior owner, but rely upon your lawyer.While you're there, ask/get the title registered.

Yes; I have several of these unopened letters (some with checks in them) in ex-tenants files.Gail
