I've been looking into tax deed investing in California and am trying to figure out if land is easier to flip than property or if they both have the same issues with the title needing litigation or special services to sell for retail on the market.

Many locations appeared to have the tax homestead exemptions, which farther kill the cash flow.Land in Midwest- no rental income but no depreciation as well+ usually higher selling commissions +waste of property taxes.

On the whole, it appears to be a good investment but for folks who strictly follow the BRRRR strategy, was wondering if they would do the deal, given that some of the capital would be tied up for the long haul.
