I have several apartments near North Carolina State and University of NC - Chapel Hill and my property manager just told all her clients to expect students abandoning units in the coming weeks. 

That's why my tenants abandoning the property may be a very good thing for me long term. 

I've abandoned my small plan and will look toward the 40 to 60 unit parks.

Enough people suffered and DIED due to this brilliant idea that it was quickly abandoned.

Make sure you're following state & local landlord tenant laws as some states require you give notice, even if tenant has left early, or have special abandonment rules, like posting that you find it abandoned and require a response within x days before you consider tenant gone.
