Katie, to update the situation I have received their application.

These are not rundown homes but well maintained with regular inspection.

I chose to spend time, meaning I held open houses every weekend in my first year, sometimes 2 per day, grew my SOI and stayed in touch regularly with MLS feeds, emails with useful information, video texts, etc., and I was new to the city so had no pre-existing SOI.  

Is it like buying a regular house 30 days to close?   

We have regular REI meeting throughout DFW, the next one is tomorrow night, message me for details if you're interested in attending.

We find that regular purging is a necessity, 'if we haven't used it in a year' then it goes.
