Is the response rate good enough in your experience to be spending 400 dollars month on marketing?

No holding back.But right now I feel like I'm that kid from High School that loves to play sports, but can never make the team because he isn't big enough, strong enough.. or even good enough.  

If it's in a tertiary market that no one is watching, that happens to have 5% vacancy rate and 4% unemployment  (the market not the property) isn't that good enough? 

Why isn't that good enough why do I have to get cut out and not learn and grow. 

He is able to charge 14/4 because there is no lengthy paperwork, if your deal is good enough you don't have to put any money down, and while it may be expensive, you know he will be there with you at the table for closing. 

But after that I realized that we are all here to help one another and I am doing the best that I can (which i hope is good enough), so don't beat yourself up too much for it.

On the lawn maintenance I'd probably go with an outside service (unless you're going to do that yourself) for the simple reason is that having one tenant doing something while the other doesn't just sounds like a great way to have problems between them; "John pays less than I do", "Yeah but he does the yard", "yeah but I'd do it better and cheaper", or "he doesn't do a good enough job".

You can"t blame them but I have yet to find one with good enough terms that it will cashflow positively.
