Why can't we edit posts?  

I'll be editing the responce email this morning and then sending it out. 

The contracts are all editable.

They can take, edit, resize, annotate, add smilies and post a picture on a tiny phone with ease but can't change a light bulb or swap out a battery at the back of a wall clock, let alone keeping an eye on a buried pipe or a leaky water heater relief valve. 

I used their California landlord book as my bible, which included all the contracts and other forms I needed, and free updates until the next edition comes out. 

@Jim StanleyYou probably can download one online and edit it for your specific situation but if you are planning on renting this room for years into the future, I would probably speak to an attorney and have them edit a boilerplate one they have.

Buy a copy of "Every Landlord's Legal Guide - California Edition" by NOLO.
