Wondering where are the key real estate markets in that location. 

-The water heater began leaking shortly after posting this and had to be replaced, likely nothing to do with them, but you always wonder with people like this. 

Was wondering if anyone had experience dealing with these pests.

If the property is priced right for the area - wondering what is a “reasonable” time frame for your property manager to turn and re-rent the property to a (quality) tenant and at what point would you think your property manager is being too slow?
