@Jeffrey Hayes While a POF for more than the purchase price could churn the emotions of an individual seller and entice them to try to squeeze a bit more out of you, I doubt it'll have much of an effect on an institutional seller, since their sale is based on a process and data.

My other suggestion is: don't Offer any more than that floor value, because otherwise you'd be in danger of letting emotional attachment interfere with sound business sense.The problem as I see it is that giving it a total rehab that aims to keep its character may well cost MORE than a new best-use build.

We'll see about how long it will really take since the old Kings won't give up their fortresses without a fight :-) but in the end the winds of change are shifting to push us forward into the direction the human race needs to go anyway - more temporary, versatile, sustainable, cheaper, mobile and modular living.The Elephant in the RoomA very interesting and sad documentary can be seen on Netflix or iTunes called "The Hunting Ground".
