To me surprising is NJ, NY, and Cali don't even show up.

Are any of us really that surprised? 

(Don't expect the collection agencies to recover much money... if/when they do, it will be a pleasant surprise!)

This will give you time to get to know them, learn about what their expectations are and build up to them which leaves very few surprises when the day comes that you actually want to get a mortgage approval.Also, a little extra tidbit that I just discovered is to look at sheriff sales.

The challenge for those has always been the difficulty in doing proper due diligence for these properties so you almost have to calculate the extra risk for surprises when evaluating I think.

But job losses and financing challenges for homeowners and home buyers, plus people perhaps moving out of city centers in search of less density, might buoy suburban apartment demand and well-located properties could show some surprises to the upside. 

Much to our surprise, we have had a few NPLs that were in the over 12 months late file call and ask to forebear and start paying.

The garage is currently provided to them as a convenience to store their items and the previous owner believes the lock was broken on purpose.It just so happens that their lease ends in a little over 30 days and my original thought after getting through their files was NOT to renew their lease and ask them to vacate at the end of the lease as I wouldn’t want to have to deal with similar issues.

I expect it to likely occur in some asset classes in CRE, and I won't be surprised if resi sees at least some sort of a dip, but the breadth and depth of any real estate downturn is still, to a great extent, anyone's guess.Happy investing,Troy
