My next steps (that I've identified), is to start writing down goals (we've discussed them, just haven't written them down), develop a business plan, and figure out if I need to start a business for this venture now (and what structure that will be - we will not be taking on partners initially, I think, so it's just me and my husband, so SMLLC?)

My recommendation for you would be this: instead of looking for the custodian, you should look for "facilitator" who can setup IRS-compliant LLC for you, as well as make a recommendation for the best custodian for this structure.

I would rather put my money into other investments (stocks, peer-to-peer lending, etc) that consistently return 8+% and look into other alternate methods of gaining experience. 

It is still the main method I use to find deals. 

So we will handle 100% of the money and she will 100% handle the management.My question is, how do we structure the partnership considering she will not have any money invested?
