If you want to save $20/hour by doing everything yourself in the management side, and you are the do it yourself type because this gives you satisfaction - self manage. 

If you’re house hacking or self managing and don’t have a repair network you trust, closer to turn key will suck up less of your time.

Definitely use this software if you self manage.

This is pretty disappointing from the point of view of a newbie Bay Area investor, as 3-4 units fail the FHA self-sufficiency test.

@Jim Peckey, I think you are fine where your CapEx percentages are...you just need to see it with the monthly income of all 3 units in there (not just the 2 you are renting out).  8% for PM seems right but for your first property I would just self manage it after you move out (definitely self-manage while you live there of course).

Are you self employed or have any self employment income?

That means I would deposit that check to my LLC bank account, than write a check from my  LLC to my self?
