@Brandon Swartwood Crowdfunding websites seem to be the rage but most developers are still finding that they do not (or can not depending on the platform) be relied upon to fund a major portion of the capital stack.

They claim that tenant selection is super important (of course) and they are smart about when they visit the property.

It is extremely frustrating not being able to get into the back end of a website in order to make additions or edits, especially when you are trying to do this as a business. 

You must likely need to serve forms - available on NYC Housing Rent Board's website - detailing term of lease , percent increase, reason for increase etc.

You need to try to select an area that is on the way up. 

Some websites are really slow to update status.
