If you are an LLC, then if you use your personal credit card, you would then have to pay yourself from the LLC for what was purchased on the credit card, and you personally would need to provide your LLC with a receipt.

What we've generally found is the new lender will count 25% of the old loan against them (for DTI purposes) IF we can provide documentation.

If it is not in the scope the contractor will provide a quotation for the work and is not allowed to start the work until you approve the change order in writing with the defined and agreed upon price and terms.
