I believe Kigo is the most cost effective, as it is tailored to smaller VR management companies, and the rest of the software platforms target legacy VRM's who are looking for software.

I guess if you built it with the intention of having it integrated into an existing PM platform... like Appfolio's, you could set your self up as (as one of our advisory board members says) an "acquisition target".

I think both can provide control from the top down but I was thinking more that a vertical provides specific services where horizontal is a multi service platform.

The 'guru' type atmospheres are usually just cash generating platforms for said gurus; so I would definitely caution against throwing out large sums of money for something like that.
