I have a similar lease provision and mention it in onboarding and enforce it. 

If she's on board with you, it might be a good idea to get a 2-4 unit place, live in one, rent out the other 3.

My advice is to find a property that is already rented out with a Section 8 tenant so that you can don't need to go through the 2-3 month onboarding process that's normal in this part of the country.
