Bought 2 houses in the city of Oak Park here in Michigan, not a high end area but definitely a nice quiet/affordable city with very good neighbors watching for one another (at least in the better part, don't know to much about the less desirable part).House 1:House renting in the better area of the city, closer to high end areas, just got agreement to rent for $1,700/month (on condition of putting new cabinets and granite counters in the kitchen).

If you can borrow at under 1% buying blue chip property at 5 or 6% is very smart cash flow investing.

I want to cover my myself, but don't want to shell out $1500+/- when I feel like the seller should be chipping in. 

Painting a common area wall that has graffiti or chipping paint is R&M.

Also, there's the time, energy and brain damage of filing and pursuing a small claims lawsuit.You might want to talk with the Seller and see if they might chip in $1000 or so on this, but most sellers are going to tell you no (although it doesn't hurt to ask).My thoughts are you might want to chalk this one up to experience and move on.

Hey Sean,I bought a mobile home on a 1.5 acre parcel 3 years ago to expand a larger, adjacent property I already owned (it's near Live Oak in North Florida).  

They left the original cabinets and the chipped up counter top. 

This property is in the Ferndale area, specifically in Royal Oak Township, if that helps.I appreciate all advice in advance!
