I had hoped to gear this thread toward those with little knowledge, so explanations of te correct way to do some of these things would be appreciated, especially the biggies!

There are numerous experienced rehabbers on this forum, such as myself, who would gladly put in more skin, do the leg work, and give you a better return whether it is through a profit split ratio or straight up loan.Going rate for private lending, I've seen, anywhere from 8% - 14% simple interest with maybe 0 to 2 points on the front end.

Had this issue been prolonged it would of been a nightmare to have the city remove these properties from "Watch List-Intent to Demolish" including court cost, setting a bond and numerous other issues..glad we dodged that bullet

What I know from experience and from making numerous phone calls is ONLY the HOA stands in the way of me my chosen profession.
