Does anyone have any experience with TV advertising for motivated sellers and if so can you share it with me?

Its going to be a stretch to get it sorted out before the sale.

If so, what sort of terms would I be looking at?

Obviously there are a lot of motivated sellers in Detroit.

It can be if there are politics involved, but that would entail 99% of the economy where there is some sort of regulation on every issue in the economy so that would make every financial conversation political in some way.

Does anyone have suggestions how we can motivate these two to keep their lots cleaned up without actually having to evict them?

I would research private hard money lender's if I were you they're a great source for low priced inventory, they are more motivated than others to move inventory.

I would also assume we should set up some sort of LLP or LLC?
