What do you think of combining real estate agent and interior design services?

Some seem like decent houses for the neighborhood (interiors up to date, not super run down or anything), I'm wondering if anyone has any insight as to whether the rental market is cooling off in these lower end neighborhoods or maybe some of these are just landlords trying to stretch too much and asking more for rent than the market currently is bearing? 

I was thinking about putting a 5th bedroom and bathroom on the ground level, but having a set of interior stairs that connect this space to the actual home. 

The interior was gutted and completely redone by us.

House is in great condition, if anything just outdated interior design, could use some new paint and remodeling.

Windows without reframing are express permits (but if you need windows, siding, roof, you want to do the exterior stuff first to protect the interior work). 

Once I terminated section 8 and started demo on the first floor, I found the water damage to the interior brick extended all the way to the first floor.
