If you're interested in executing the BRRRR strategy, there are a few books I'd highly recommend reading/listening to on audible(my preferred method)1.

If you have credit card debts with high rates/high balances I would focus on paying it down to 15% to 30% Max balance to credit limit ratios to lower your DTI - Debt to income ratios, increase credit scores and be in a better position to buy more properties at a lower mortgage rate.

STR's are a great investment in this area, occupancy rates are extremely high in the summer, and very high during the spring and fall.  

Let us discuss how to finance properties if you don't have a W-2 job, what are you all doing in this high-interest rate environment, what are the benefits of single family housing verses multi-family, vs self-storage.

I'm looking into multifamily (duplex & self landlording) in my local area to get started, but my tri-state area (CT/NY/NJ) has a high entry price point that I'm concerned with over leveraging myself and losing liquidity on my first deal.
