It’s hard because all I want is cash flow even if it’s $500 and hold for the appreciation. 

Interest rates and insurance premiums are breaking some deals.For your cash flow estimates you should double or triple your estimate for insurance and see if the deal still works for you.

I'd like to maximize my income stream somewhat quickly (5-10yrs) while also obtaining monthly cash flow properties.

The investor may have access to lower rate/fees Hard Money; to be a more competitive buyer with little to no contingencies; property may be need to be rehabbed and after adding value may be doing a cash out refinance down the road.

I am wanting to do a cash-out/refi on a property CRA is auditing my 2022 taxes, bank won't initiate an application if taxes show owing.
