Although the previous owner never had any issues with the city, I'm not sure that is concrete proof there won't be any issues in the future.

Counting on assumed future events that you have no control over isn't investing...it's speculating, which is another way of saying guessing. 

The end result looks fantastic and if nothing else is worth the learning experience and the beautiful images you can use for marketing future deals. 

So just because you do one structure today, it may not make financial sense in the future which is what happened to me. 

This means be aware of every single detail, be sure you fully understand it so that at a future date you will not have questions about what you agreed to.
