For example, they may want to fund a project, but at the end of the day, maybe they want to negotiate equity or partial ownership in the project (dividends) over a long-term period.I personally like private money as the terms are usually more flexible, and you can cater to each investor, while creating a win-win situation for yourself.

I think the HML will also give you greater flexibility in what you purchase since you won't be constrained by a conforming loan (which should strengthen your offer).
