For example the house has a section that used to be a sunroom or screen porch and was added many years ago as part of the house and somehow none of this work was done with papers, also the basement was finished with a bathroom, kitchen and non-compliant bedroom but the entire basement is around 6’8” instead of 7” (minimum per code) so inspector is saying that the entire basement was not suppose to be finished and it sounds like he wants it all removed or to apply for a variance that he is letting me know upfront most likely wont be approved.

So I was screening for tenants for my rental, and this one family met all my criteria.

Obviously there are differences in setup and screens, but we’re happy the functionality and haven’t come across any issues so far. 

Do you have any recommendations for me when screening tenants?

Though as an avid mountain biker, I should have made a better choice than living in the flats of the delta!! 

I'd also consider the type of housing- a 5 bedroom executive home and a studio granny flat are going to have different, minimal baseline increases.      

I need an agency to handle screening of tenants and handle all the work of showing the place all the way to getting leases signed.

Tell them what you've seen and remind them that anyone living in the rental must be screened, approved, and on the lease.

When the CEO flat out says he doesn't want to be the best priced then guess what you're not getting...
