The recession means we are now in the early stages of a bear market following a very protracted bull market.

Just bought my first rental property and currently in the final stages of renovation.

Hey BP community, I'm at a stage in my learning process where I am ready to pull the trigger on my first investment property, pending current economic uncertainties but that is a post I've seen covered plenty already so we wont get into that! 

As far as where I'm at with investing, I'm very much in the expansion stage.

Do you have a specific property in mind or in the looking stage? 

I am in the learning stage of REI, and just curious what other investors are leaning towards. 

As for books for studying mental illness, which most of us, in the U.S. are in some stage of, there's the U.S. psychiatrist, Karl Menninger's book, entitled, The Vital Balance, which presents his understanding of the stages of mental illness.

However, I'm still in the early stages of screening for potential deals.

At a later stage in my career, I will focus on it lending.I like the ATM, but it has the same cash management problem as some of the other businesses. 

One lesson I learned was how much better a home looks with staging.
