., which is not quite as simple with a land trust.The only two reasons I would ever suggest a land trust instead of an LLC would be, as people mentioned above, privacy, BUT, (1) that can be achieved with certain state LLCs, like Wyoming or Delaware anyway, and (2) most investors honestly don't care.

@Greg Shertzer, welcome to BP.There are many people from the Philly suburbs on BP.I would also suggest attending a meeting and joining a local REIA.The big one in the area is www.digonline.org and there is a DE REIA as well.DIG has sub-groups which meet in Newtown Sq, Collegeville, etc.

Our career 1st wholesale will probably be our most lucrative for at least a few deals.This was a big lesson in flexibility with STRATEGIES.Headlines never give the full story, but that was the end result.Local pro flipper I met through BP was doing an extensive rehab on an 8-duplex cul-de-sac.All brick on slab with New Roof/HVAC/floor/kitchen/baths/paint/you name it!

If tank is still full and nobody flushed its fine,,,if empty its leaking more than you thought.With our harder water, some deposits,,,I have good luck flushing the stool and taking my finger to where flapper seats and de scum that,,,also edge of flapper where it seals.
