You first need to familiarize yourself with the demographics of the area you are buying in, average house sizes, average sales price, median household income etc.

I feel this would not be effective for the demographic you are trying to reach.

If this were me, I would do a great amount of research regarding population growth, current unit absorption rates, city redevelopment programs, employment growth, demographic statistics, etc.

This is not my opinion, I am engineer who has studied Las Vegas tenant demographics for over 15 years.On foreclosures, there are very few.

The area has not changed much in population or demographics for the last 20 years.

Depends on the particular City demographics but I can already tell you there is a grand exodus in the bay area.
