I am sure others have larger networks but my client base has individuals worth between 1 and 100 million.These are not groups but individual people that are clients of mine that buy commercial properties.Yes owning a crap hole cheap house with a nightmare tenant is not passive.

Number/ratio aside, the property itself looks good enough construction quality....Damn, I really wish I do not have so much other crap going on now... otherwise, I would really go forward with an offer... 

Since I couldn't justify paying for two services, I said I will sell some old crap on ebay to justify not "taking away from the family" playing around with new software.

I mean there are a bunch of crap houses i see when i drive areas....which ones are attractive to investor-buyers is the question...?

That being said, it can be a crap shoot.  

I've had to fix 2 toilets, multiple sinks, microwave, door hardware, stove burner ring replacements, window AC units, and random other crap.When this stuff happens, it's often late at night (when tenants are home the most to wear crap out) or during the weekends (again, when tenants are home the most using these things).

Just be careful that you don't pay the taxes on a crap piece of property like a drainage pond or a sliver of landlocked property, or something equally worthless.  

I went through the "High pockets" and "Gigantor" not to even mention the crap I got for having a last name like Blankenbaker.

So I was like  well crap!

The only people who would are the lowest quality tenants who don't care if their identity is stolen...so by doing so you limit your tenant pool to people with crap credit.
