There is now way to combine the payments into one.

Every partnership has these two aspects in a vast variety of combinations as to what each partner will contribute.  

I'd be surprised if your vacancy and maintenance combined are only 10% for the long haul.

In my experience a partnership can be an excellent way to combine complementary strengths in order to realize a shared vision. 

Four of them I've had minimum repairs and one of them I've spent more than all the others combined.

Combined cash flow pay the 3 single families off pretty fast.

And owner occupants, for rent to own, who did NOT pass prequalification that you can qualify in the next 12-36 months, have a strong combined household income, and are looking to purchase in the $150k+ range. 

The $3500 is for both buildings combined so for all 8 units.

I will say there are similar physical structures in the same city priced almost 100k less, but they are in terrible neighborhoods combined with high vacancy rates.
