I really suggest working with one agent that you work well with and who makes an apparent effort to frequently put deals in front of you. 

The Sands Bethlehem Casino is bringing major revenue to the Lehigh County where some residents property tax have actually lowered.

Just be wary as they are frequently selling something.

Keep mailing every week or so, maybe more frequently. 5-7 days later (after each mailing) follow up with a phone call.

One of the local meetups I have frequented for years turned up a retiring investor who is wanting to offload his 5 properties.

Hey @Kyle Seidel I frequently put together projections for clients here in Denver and I think your returns will depend largely on what your bottom line is. 

I visit Montana frequently, and have been looking at Kalispell and Helena areas.

I’ve seen a few duplexes in the woodlands and Conroe, so they do exist, but not frequently tris and quads.
