Not speaking as an attorney (which I'm not, nor want to be) I personally would certify-return receipt mail his money back,  immediately change the locks, and issue a cancellation of lease.If this person pulls this kind of stuff at the get-go, you believe he will change his ways after move in?

I believe borrowers must do their due diligence, but this looks to be another example of Capella either not doing adequate deal due diligence/underwriting/appraisal or fraud.

I believe you made the right choice by giving them back atleast something so they wouldn't feel too bad. when it comes to newly mothers having premature labor, they can tie it to the chemicals from the pest control, unless you are using eco friendly 100% natural product, either way it can fall back on you.
