Also look for maximum time you have to either start and/or finish building.

Look at recently sold homes that are similar in size, bedrooms, location, finishings, etc....or just call a realtor you trust.

There will also be a lot of interesting problems you run into finishing what was once an unfinished space that an architect can identify early on so that your scope of work is correct. 

It hasn't been enough of an issue that I tear my hair out, but there have been a few problems:Tenants washing laundry late at night while others are trying to sleep;Someone starts laundry and forgets to finish, leaving wet stuff in the washer or dry stuff in the dryer;Someone stole another person's detergent, softener, or even some of their clothing;Tenants don't clean the machines or the laundry room after use;Those are just a few of the most common issues.

I have finished my courses and i sent in my application to the DRE 18MAY just waiting on a response to take my state exam.

So for the time being at least, look for builders to finish existing units before listing them for sale.

I'm looking into the lowest down payment option for a multi-family property that I would live in.  2 of the 4 dwellings are completed and 2 are partially finished.
